Q: I have bad credit, limited credit, or no credit. I have gone through
foreclosure. I have a fully discharged bankruptcy.
A: Credit is just 1 of as many as 5 factors that are used to approve a
rental application. Many people in Southern Nevada have gone through
foreclosure and have major credit issues as a result. Most companies are
now looking for a more comprehensive application, rather than just
placing emphasis on the Credit aspect of it.
Valuable information to provide to the manager is proof that you:
(1) Earn at least 3x the monthly rent (pre-tax household income)
(2) Have been with the same employer for at least 6 months
(3) Have not broken a lease in the last 24 months or have an open BK
(4) Can afford the 1st rental payment and all required security deposits
If you have extensive credit issues, we recommend adding a 2 paragraph
explanation of the circumstances surrounding the credit item(s) in
question. More important than talking about what happened, is to
clearly explain how your current & future circumstances have or will
change for the better!
Q: I have large and/or aggressive breed pets.
A: Getting aggressive breed pets approved can be challenging, but
there are many homeowners that will definitely work with us!
Most of them are primarily concerned with avoiding damage to their
property, so our goal is to demonstrate to them that your pet won’t
cause any!
Significantly increase your chances of being approved by attaching:
(1) Completed Pet Application
(2) "Cute & Cuddly" family photographs
(3) Letter(s) of recommendation from previous manager(s)
(4) 2 paragraph bio/profile about your pet
(5) Copy of Renters Insurance and/or Pet Insurance (if possible)
Q: I am not moving within 30 days, but I still want to go and see houses
A: It can be very beneficial to plan ahead, especially relocation! We
have many clients that aren't moving for more than 6 months, so don’t
feel bad about trying to get a head start!
Because the demand for rental homes in Las Vegas increased
dramatically in 2008, most of the best deals are rented within 2 weeks
of being listed! Homes that you see today may not be available in 30
days, and if you want to hold the home for longer than 48 hours, you
must be ready to pay non-refundable holding deposits. The best thing
to do is schedule your private home tour about 2 weeks prior to your
desired move-in date, so that when we find the perfect home, you don't
lose it to someone else!
